The method

How the driveway gets cleaned

The surface cleaner is a spinning bar under a hood. It keeps the nozzles a fixed height off the concrete so every square foot gets the same pressure and the same dwell. A bare wand held by hand does not do that, which is why wand-only jobs come out with arcs and zebra stripes you can see from the street.

Before the machine touches the concrete the growth gets a pre-treatment and a few minutes to release. Oil gets a degreaser. Rust gets its own remover. After the wash the surface gets a post-treatment that kills what is left in the pores, which is the difference between a driveway that looks good for a month and one that looks good for a year.

Acreage drives in Pine Tree Estates and The Ranches

On a one to three acre lot the drive can run a long way from the road to the house, and it often passes under trees that keep the far end damp. A wand on a drive that size leaves arcs and stripes you can see from the gate. The surface cleaner holds its nozzles at a fixed height, so the whole length comes out the same shade.

Gravel and shell sections are left alone, and only concrete and pavers are cleaned. Where a drive has settled or cracked across the roots, the edges are finished by hand so the cleaner does not catch. It is all quoted by the square foot from a photo or a walk, with nothing added for the distance.

Orange bands from well-water irrigation

The county's watering rule covers private wells as well as utility water, so on most Parkland lots the heads run two set days a week. Each time, well water with iron in it lands on the edge of the drive and dries. Over a few summers that becomes the orange stripe that no amount of pressure moves. It shows worst on light, newer concrete, where even a narrow band reads from the street.

Rust is iron oxide bonded into the concrete. It comes out with a dedicated remover, applied after the wash and rinsed, and it is included in the quote. Very old bands can lighten rather than vanish. An iron filter on the irrigation, or heads turned away from the concrete, is what stops the next one.

Paver drives inside the gates: clean now, seal next

In Heron Bay, Parkland Isles and the newer communities, the drive is usually pavers. They take lower pressure than concrete and a slower pass so the joint sand stays put and the paver faces do not etch. Some sand still comes out of old, open joints, which is normal.

A clean on its own is a real job, and plenty of people stop there. If the joints are already low or the color has faded, sealing is the natural next step, and it can be quoted together with one setup. If it is not, the drive is simply cleaned and post-treated so the black is slower to return. Either way the post-treatment goes on at the end, because shade from the canopy is what brings the black back to a Parkland paver drive.
