Coral Springs, FL

Soft washingin Coral Springs.

Soft washing cleans the outside of a Coral Springs house at close to garden-hose pressure. A cleaning solution is applied to the stucco, siding or screen, it kills the algae and mildew on contact, and it is rinsed off. Nothing is blasted, so paint, stucco texture, window seals and screens stay intact. Pure Clean soft washes whole houses, screen enclosures and fences across northern Broward.

The green on the north side of a Coral Springs house is algae, and the black streaks under the windowsills are mildew. Both live on the surface and feed on the humidity. Pressure washing them off a stucco wall works for about a week and takes the texture with it. Soft washing kills them instead, so they stay gone and the wall stays a wall.

This is the right service for anything painted, coated, textured or screened: stucco, Hardie and vinyl siding, painted block, screen enclosures, vinyl and aluminum fences, lanai ceilings, and the soffits and fascia most people forget about until they look up.

Signs you need it

  • Green film on the north or east side
  • Black streaks under the windowsills and eaves
  • The screen enclosure has gone grey
  • White vinyl fence that is not white anymore
  • An HOA letter about mildew

Local conditions

Why the north wall is always green

South Florida stucco is porous and the air here is wet. The side of the house that never gets afternoon sun stays damp after every rain and every sprinkler cycle, and green algae moves in within a season. Under the eaves and windowsills, where water drips and shade lingers, it turns to black mildew. Neither is a paint problem. Repainting over them buys a year.

Coral Springs is almost entirely HOA communities, and exterior mildew is one of the most common violation letters they send. A soft wash is the fix the letter is asking for, and it usually costs less than the fine.

The method

How a soft wash works

The pressure washer is only there to move water. The cleaning is done by a solution of sodium hypochlorite, water and a surfactant that helps it cling to a vertical wall. It goes on at low pressure, sits for a few minutes while it kills the growth, and gets rinsed off with plain water. The mix is stronger on heavy black mildew and lighter on painted surfaces, and it is always rinsed before it dries.

Plants and grass under the work area are wet down before and rinsed after so the solution never sits on them. Windows are rinsed last so they do not spot. Screens get the lightest mix and the softest rinse, because a screen is the easiest thing on a house to tear.

Worth knowing

Soft washing in Coral Springs, in detail.

Soft washing vs. pressure washing a house

Pressure washing is force. A commercial machine puts out enough pressure to cut stucco texture, lift paint, drive water behind siding and tear a screen. It is the right tool for concrete and the wrong tool for a house. Soft washing is chemistry. A cleaning solution goes on at close to garden-hose pressure, kills the algae and mildew, and gets rinsed off with plain water. The house is not blasted, it is cleaned.

The difference shows up in a year. A pressure-washed wall looks clean the day it is done and grows back fast, because the growth was knocked off the surface but not killed. A soft-washed wall stays clean longer because the organism is dead down in the pores. If anyone quotes you a pressure wash on stucco, ask them what pressure and watch what happens to your window seals.

Stucco, Hardie, vinyl and painted block

Most Coral Springs houses are stucco over concrete block, and stucco is the ideal soft-wash surface: porous, textured, and easy to ruin with pressure. Hardie board and vinyl siding, which show up on newer builds and townhomes, clean the same way at a slightly lighter mix. Painted block on older homes and garden walls is the one that needs a check first, because if the paint is already chalking or peeling, any wash will show it.

Michael walks every elevation before he starts and points out anything that is failing. The wash cleans what is on the surface. It does not fix paint that has let go, and it is better to hear that from him than to find out after.

Screen enclosures, pool cages and lanai ceilings

A pool cage is the most surface area on the property and the easiest thing to damage. The screen goes grey from algae and pollen, the aluminum frame gets black mildew in every corner, and the lanai ceiling under it grows the same film as the north wall. The whole thing gets the lightest mix and the softest rinse, working from the top down so the dirty runoff does not land on clean screen.

The lanai ceiling, the fans, the light fixtures and the top of the sliders are all done as part of the cage. The pool deck under it is a pressure-wash job and can be done the same day, after the cage, so nothing drips onto a clean deck.

Fences, soffits, gutters and the things you do not see

White vinyl fences turn green on the shaded side and grey everywhere else, and they come back to white in one pass. Aluminum fences get the mildew in the corners of every picket. Soffits and fascia, the underside and face of the roof edge, are the most-missed part of a house wash and the first thing you see from the driveway. The face of the gutters gets the black tiger striping from years of runoff and needs a dedicated cleaner, not just the wash.

Front doors, garage doors, lanai furniture, the mailbox post and the trash-can pad all get done while the equipment is out. Ask for whatever bothers you and it goes in the same quote.

How it goes

Four steps, one guy.

  1. 01

    Walk the house

Michael looks at every elevation, notes the heavy sides, loose screens, peeling paint and anything that needs a lighter touch, and quotes it.

  2. 02

    Protect the plants

Everything under the work area is wet down with plain water so the solution cannot sit on it.

  3. 03

    Apply and dwell

The cleaning solution goes on at low pressure and sits while it kills the algae and mildew. Heavy black spots get a second application.

  4. 04

    Rinse and walk it

Plain water rinse from the top down, windows last, plants again, then you walk the house together.

What sets the price

How much does soft washing a house cost in Coral Springs?

It depends on the size of the house, how many stories, whether there is a screen enclosure, and how heavy the growth is. A one-story ranch with light green haze is a very different morning than a two-story lake house with a pool cage and years of black mildew under the eaves. The quote covers all of it: walls, soffits, screen, plant protection and the final window rinse.

Send a photo of each side of the house to (954) 507-7249. Michael quotes from photos most of the time and comes out in person when the house needs it.

  • Size and stories

A one-story ranch in Ramblewood is a morning. A two-story with a screen enclosure in Heron Bay is a day. Height and access set most of the time.

  • How heavy the growth is

Green haze washes in one pass. Years of black mildew under the eaves takes a stronger mix, a second application and more rinse time.

  • Screen enclosure

A pool cage is a lot of surface area and has to be done gently. It is often the biggest single piece of a whole-house wash.

  • Surface type

Stucco, painted block, Hardie and vinyl each want a slightly different mix and rinse. Peeling paint or chalking stucco gets flagged before anything is applied.

Questions

Soft washing questions.

Is soft washing safe for stucco and paint?

Yes, that is the whole point of it. Nothing is applied at high pressure, so the stucco texture and the paint stay put. What kills the growth is the cleaning solution, not force. The one thing that can be affected is paint that is already failing, which Michael will point out before he starts.

Will it kill my plants?

No. Everything under the work area is wet with plain water first, the solution is rinsed off the wall before it dries, and the plants are rinsed again after. This is standard practice on every job and it is why the plants along the wall look the same the next week.

How is this different from pressure washing?

Pressure washing uses force to strip a surface and belongs on concrete and pavers. Soft washing uses a cleaning solution at low pressure to kill organic growth and belongs on everything else. Most houses need both: soft wash for the walls and the screen, pressure wash for the driveway.

How often should a Coral Springs house be soft washed?

Most houses here go one to two years between washes. A shaded lot, a lake behind the house or a heavy sprinkler schedule shortens that. A sunny corner lot stretches it.

Can you do just one side?

Yes. A lot of houses only need the north wall and the screen. Send a photo of the side that bothers you and it gets quoted on its own.
