Before you call

Do I need to be home?

No. Everything happens outside. Leave the gate unlocked, keep pets inside for the morning, and move cars off the driveway if that is what is being cleaned. Michael texts when he arrives and when he is done, and walks the job with you in person if you are there.

How do you quote a job?

Text a few photos to (954) 507-7249: the front of the house, the worst spot, and anything you want done. Most jobs get one number back from that. If the house needs a look in person, Michael comes by. Estimates are free and the number is the number, not a range.

Does my house need soft washing or pressure washing?

Both, usually. Walls, screens, roofs and anything painted get a soft wash, which kills the algae with a cleaning solution at low pressure. Driveways, pavers and pool decks get a pressure wash with a surface cleaner. Using pressure on stucco or a roof is how houses get damaged, so Pure Clean does not do it.

Is it safe for plants, pets and the pool?

Yes, with the prep that is part of every job. Plants under the work area are wet down with plain water before and rinsed after. Pets stay inside while the work is happening. The small amount of runoff that reaches a pool does nothing to it, and the deck gets rinsed.

How long does a job take?

A driveway is two to three hours. A one-story house wash is a morning; a two-story with a screen enclosure is a day. A roof is half a day. Paver sealing is two visits, because the pavers have to dry between the clean and the seal.

Who actually shows up?

Michael. Pure Clean is owner-operated, so the person who quotes the job is the one who does it and the one who answers the phone afterward. The company is fully insured.

Will pressure washing damage my pavers?

Not the way Michael does it. Pavers get lower pressure and a surface cleaner rather than a bare wand aimed at the joints. The risk with pavers is blasting the sand out of the joints and etching the face, both of which come from too much pressure held too close. If your pavers were sealed, tell him, because a sealed surface is cleaned differently.

How long does a driveway take?

Most two-car driveways in Coral Springs are two to three hours including pre-treatment, wash, rust and oil work, post-treatment and rinse. Bigger drives and heavy growth run longer. You do not need to be home.

How long will it stay clean?

With the post-treatment, most driveways here look good for a year or more. Shade, sprinklers and a tree canopy shorten that. Without a post-treatment the black film is usually back inside a few months, which is why it is part of the job here and not an option.

Can you get the rust off?

Yes. Sprinkler rust is iron oxide bonded to the concrete and needs a dedicated remover, not pressure. It is included. Rust that has been there for years may lighten rather than vanish, and Michael will tell you that when he looks at it.

Do you do sidewalks and pool decks too?

Yes. Sidewalks, walkways, pool decks, patios and lanai floors are all the same job with the same equipment. Send a photo of everything you want done and it gets quoted together.

How much does driveway pressure washing cost in Coral Springs?

There is no flat rate here, because a two-car drive in Ramblewood and a circular motor court in Heron Bay are not the same job. The price is set by square footage, whether it is concrete or pavers, how heavy the growth is, and how much rust and oil there is to treat. Is soft washing safe for stucco and paint?

Yes, that is the whole point of it. Nothing is applied at high pressure, so the stucco texture and the paint stay put. What kills the growth is the cleaning solution, not force. The one thing that can be affected is paint that is already failing, which Michael will point out before he starts.

Will it kill my plants?

No. Everything under the work area is wet with plain water first, the solution is rinsed off the wall before it dries, and the plants are rinsed again after. This is standard practice on every job and it is why the plants along the wall look the same the next week.

How is this different from pressure washing?

Pressure washing uses force to strip a surface and belongs on concrete and pavers. Soft washing uses a cleaning solution at low pressure to kill organic growth and belongs on everything else. Most houses need both: soft wash for the walls and the screen, pressure wash for the driveway.

How often should a Coral Springs house be soft washed?

Most houses here go one to two years between washes. A shaded lot, a lake behind the house or a heavy sprinkler schedule shortens that. A sunny corner lot stretches it.

Can you do just one side?

Yes. A lot of houses only need the north wall and the screen. Send a photo of the side that bothers you and it gets quoted on its own.

Will roof cleaning damage the tiles?

Not a soft wash. No pressure is used, so nothing is forced under the tile and nothing is chipped by the spray. The risk on a tile roof is people walking on it, which is why Michael only walks where the roof structure supports it and works from a ladder elsewhere.

How long does a roof stay clean?

Usually three to five years in Coral Springs. The solution kills the algae down into the pores of the tile rather than knocking it off the surface, so it is slow to come back. Shade and nearby trees shorten that.

Is it safe for my plants and the pool?

Do you clean shingle roofs?

How long does paver sealer last in Florida?

A good penetrating sealer lasts three to five years here. Wet-look film sealers show wear sooner in full sun and on driveways with daily traffic. Michael will tell you which he recommends for your surface and how long to expect from it.

Do you have to re-sand? Can you just seal?

If the joints are full and firm, sometimes. If they are washed out, sealing without sanding is a waste of money, because the sealer is what locks the sand and there is no sand to lock. Michael checks the joints before quoting and only includes sand if it is needed.

How long before I can park on it?

Usually 24 to 48 hours for cars, less for foot traffic. Heat and humidity change it. Michael will give you a time when the sealer goes down.

Wet look or natural?

Natural deepens the color slightly and looks like clean pavers. Wet look makes them glossy and darker, like they just got rained on. Both protect the same way. You see both on a test patch before the job and choose.

Can you seal travertine?

Yes. Travertine is porous and stains easily, so sealing it is worth more than sealing concrete pavers. It gets a sealer meant for natural stone and the joints are handled carefully because the stone chips easier than a paver.

How much does paver sealing cost in Coral Springs?

Sealer and sand are bought by the square foot, so size is the first number. Then the condition of the joints, because empty joints take a lot of sand; whether there is old sealer that has to be stripped first; and whether it is concrete pavers or travertine, which wants a different product. Do you clean the inside too?

Yes, on request. Interior glass is done by hand with a squeegee and a dry detail. Just say inside and out when you ask for the quote and it gets counted that way.

Can you get the hard-water spots off?

Fresh spots, yes, with the wash. Etched spots that have been baking in sprinkler water for years need a mineral remover and sometimes will only lighten. Michael checks a pane before he quotes so you know which you have.

How do you reach the second story?

From the ground, with a water-fed pole. It has a soft brush on the end and runs purified water, which scrubs and rinses the glass and dries without spots. No ladders on the stucco, no one on the roof.

Do you do screen enclosures and solar panels?

Yes. Lanai screens are washed with the soft wash service and solar panels get the same purified-water pole as the upper windows, which is what the panel manufacturers recommend. Ask for them in the same quote.

How often should windows be cleaned here?

Outside, twice a year keeps the sprinkler spots from etching. Inside, once a year for most houses. Homes on a lake or near the golf course tend to need the outside done more often.

How much does window cleaning cost in Coral Springs?

Windows are counted, not measured. The number of panes, whether you want inside as well as outside, how many are on the second story, and whether the glass has hard-water spots that need a mineral remover set the price.
