Window cleaningin Coral Springs.

Pure Clean cleans windows inside and out for Coral Springs homes, including screens, frames and tracks. Ground-floor glass is done by hand with a squeegee. Second-story and hard-to-reach glass is done from the ground with a water-fed pole and purified water that dries without spots, so no ladders lean on the stucco and no one walks on the roof. Solar panels and lanai screens are cleaned the same way.

Windows in Coral Springs get hit from both directions. Outside it is sprinkler spray drying into hard-water spots, salt haze on the days the wind comes off the ocean, and pollen from every oak in the neighborhood. Inside it is fingerprints, dog nose and the film that settles from the kitchen. A house with clean glass looks newer from the street and brighter from the couch.

Michael does the whole window: glass, frame, sill and track, and the screen comes out and gets washed. The second story is done from the ground with a pole, which is faster, safer, and does not leave ladder scuffs down the stucco.

Signs you need it

  • White spots on the glass that will not wipe off
  • A haze you only notice when the sun hits it
  • Screens grey and the tracks full of grit
  • The upstairs glass has not been done since you moved in
  • Selling the house or hosting something

Local conditions

Hard water, salt and the second story

The spots on the outside of your windows are minerals from the sprinkler water. Broward well water is hard, and every morning the spray hits the same glass and dries in the sun. After a few months the spots are etched enough that a normal wash will not move them and they need a mineral remover, which is part of the job when it is needed.

Most homes here are two stories with the master glass upstairs. A water-fed pole with purified water cleans that glass from the ground and leaves it to dry spot-free, because there are no minerals in the water to leave behind. It reaches over the pool cage and the landscaping without a ladder.

The method

How the windows get cleaned

Ground floor, outside: the glass gets a scrub and a squeegee, the frame and sill get wiped, and the track gets vacuumed or brushed out. Screens come off, get washed and go back on. Second story, outside: a water-fed pole with a soft brush and purified water scrubs the glass and rinses it, and the pure water dries with nothing left on it.

Inside, the glass is done by hand with a squeegee and a dry detail on the edges, sills wiped, and everything you moved to give access moved back. Blinds and shades are raised, cleaned behind, and lowered.

Worth knowing

Window cleaning in Coral Springs, in detail.

Hard-water spots from the sprinklers

The white spots on the outside of Coral Springs windows are minerals left behind when sprinkler water dries on hot glass. Broward well and reclaimed water is hard, and the same heads hit the same panes every morning. Fresh spots wash off. Spots that have been baking on for a year or two etch into the glass and need a mineral remover and some elbow grease, and after several years they can only be lightened, not removed.

Michael checks a pane before he quotes so you know which you have. The permanent fix is aiming the sprinkler heads away from the glass, which takes five minutes and saves the windows.

Water-fed pole vs. ladder for the second story

The traditional way to do upstairs glass is a ladder against the house. It is slow, it scuffs the stucco, it cannot reach over a pool cage or a hedge, and it is how window cleaners get hurt. A water-fed pole is a long carbon-fiber pole with a soft brush on the end, fed with water that has had its minerals removed. The brush scrubs the glass, the pure water rinses it, and because there are no minerals in the water there are no spots when it dries.

It reaches thirty feet from the ground, over the landscaping and the cage, and it is also what the solar panel manufacturers recommend for cleaning panels. The result is glass that is cleaner than a squeegee can get it, without anyone leaning a ladder on your house.

Screens, tracks, sills and sliders

Most window-cleaning quotes are for the glass. Here, the window means the window. Screens come out, get washed on both sides and go back in. Tracks get brushed or vacuumed out, because a track full of grit is why sliders stick. Sills and frames get wiped. Sliding glass doors and French doors are the biggest glass on the house and the first thing anyone sees from the lanai, and they get done inside and out with the track cleaned so they glide again.

Lanai and pool-cage glass, mirror-finish garage door panels and the glass in the front door are all part of the count. If it is glass and it faces outside, it goes in.

Selling, hosting or just tired of the haze

Clean glass is the cheapest thing that makes a house look newer. Realtors know it, which is why a window clean is on nearly every listing prep list in Coral Springs, and why the photos look brighter afterward. Holiday hosting, a graduation party, or just realizing you have been looking through a film since you moved in are the other times people call.

For a house that gets sprinkler spray on the glass, outside twice a year keeps the spots from etching. Inside once a year is enough for most homes. Lake houses and homes near a golf course tend to need the outside more often because of the irrigation and the wind.

How it goes

Four steps, one guy.

  1. 01

    Count the glass

Send a photo of the front and back, or Michael counts the windows on site, notes the hard-water spots and the second-story access, and quotes it.

  2. 02

    Screens off

Screens come out, get washed and set aside to dry while the glass is done.

  3. 03

    Outside, then inside

Ground floor by hand, upper floors by pole. Then inside if it is part of the job, room by room.

  4. 04

    Screens on and walk it

Screens refitted, tracks checked, and you look at the glass together from inside with the sun behind it.

What sets the price

How much does window cleaning cost in Coral Springs?

Windows are counted, not measured. The number of panes, whether you want inside as well as outside, how many are on the second story, and whether the glass has hard-water spots that need a mineral remover set the price. Sliders and French doors count as their own panels. Screens, tracks and sills are part of every window, not extras.

A photo of the front and back of the house is enough to count from. Text them to (954) 507-7249 and say inside and out or outside only.

  • Number of windows

Windows are counted, not square footage. Sliders and French doors count as their own panels. A photo of each side of the house is enough to quote.

  • Inside, outside or both

Outside only is faster. Inside doubles the glass and adds the furniture and blinds. Most people do both once a year and outside only in between.

  • Hard-water spots

Fresh spots wash off. Etched spots from years of sprinkler need a mineral remover and more time per pane.

  • Height and access

Second story over a screen enclosure or thick landscaping takes the pole and more setup.

Questions

Window cleaning questions.

Do you clean the inside too?

Yes, on request. Interior glass is done by hand with a squeegee and a dry detail. Just say inside and out when you ask for the quote and it gets counted that way.

Can you get the hard-water spots off?

Fresh spots, yes, with the wash. Etched spots that have been baking in sprinkler water for years need a mineral remover and sometimes will only lighten. Michael checks a pane before he quotes so you know which you have.

How do you reach the second story?

From the ground, with a water-fed pole. It has a soft brush on the end and runs purified water, which scrubs and rinses the glass and dries without spots. No ladders on the stucco, no one on the roof.

Do you do screen enclosures and solar panels?

Yes. Lanai screens are washed with the soft wash service and solar panels get the same purified-water pole as the upper windows, which is what the panel manufacturers recommend. Ask for them in the same quote.

How often should windows be cleaned here?

Outside, twice a year keeps the sprinkler spots from etching. Inside, once a year for most houses. Homes on a lake or near the golf course tend to need the outside done more often.
