The newer Parkland two-stories are built with a lot of glass: two-story foyers, arched transoms and wide slider walls onto the lanai. A lot of it faces a lake or a preserve, which means pollen and humidity on the outside and a haze you only see when the afternoon sun hits it.

The upper glass is where ladders go wrong. A water-fed pole reaches it from the ground, over the landscaping and the cage, and the purified water dries without spots. Ground-floor glass, sliders and French doors are done by hand, with the tracks cleaned so the big sliders glide again.

Where the sprinklers run on well water, the lower panes pick up the same orange and white spotting as the walls. Fresh spots come off in the wash. Older ones need a mineral remover, and Michael checks a pane before quoting so you know which you have.

The method

How the windows get cleaned

Ground floor, outside: the glass gets a scrub and a squeegee, the frame and sill get wiped, and the track gets vacuumed or brushed out. Screens come off, get washed and go back on. Second story, outside: a water-fed pole with a soft brush and purified water scrubs the glass and rinses it, and the pure water dries with nothing left on it.

Inside, the glass is done by hand with a squeegee and a dry detail on the edges, sills wiped, and everything you moved to give access moved back. Blinds and shades are raised, cleaned behind, and lowered.

Large two-story Mediterranean homes like the ones in Parkland Golf & Country Club tend to have an entry with a tall window wall or an arched transom above the door. From the inside it looks clean for years. From the drive, with the sun on it, the haze and the rain streaks show.

Lanai sliders facing the lake or the preserve

Parkland's western edge runs into the Everglades, and a lot of lots back onto preserve or a lake. The lanai sliders on that side collect pollen, humidity film and whatever the cage screen sheds when it rains. The tracks fill with grit and the heavy panels start to drag. Spring adds pollen from the trees along the preserve edge, and in the humidity it sticks to the glass instead of blowing off.

Every slider gets its glass done both sides if you book inside and out, the frame wiped, and the track brushed and vacuumed so it glides. Screens come out, get washed and go back in. If the rollers are worn, that is a repair, not a clean, and Michael will tell you so. Glass on the water side is also where lawn sprinkler spotting usually shows first.

Should windows be done before or after a soft wash?
