Drive through Heron Bay, Parkland Bay or MiraLago and paver drives are the norm, often with a circular or courtyard entry, and a paver or travertine pool deck out back. That is a lot of square footage and a lot of joints. Every summer the rain pulls unsealed sand out of them, and under Parkland's canopy the gaps fill with algae and weeds first.

Shade also means tannin. Leaf litter left wet on a light paver prints a brown shadow that a plain wash lightens but does not always lift. The wash gets out what it can, and the sealer is what stops the next one soaking in.

On travertine pool decks facing a lake, most people choose a natural finish rather than a wet look so the deck does not glare in the afternoon sun or feel slick underfoot. You decide on a test patch on your own stone.

The method

How pavers get sealed

Day one is the clean: surface cleaner on the pavers, the old failing sealer or efflorescence treated if there is any, rust and oil handled, joints blown out, and the whole surface left to dry. Day two the joints are filled with polymeric sand, compacted, the sand is activated and set, and then the sealer is applied in even coats. The surface is off limits to cars for a day or two after.

The finish is your choice: a natural look that just deepens the color a shade, or a wet look that makes the pavers look like it just rained. Michael will show you both on your own pavers before he commits to one.

What comes up with paver sealing in Parkland?

Paver sealing in Heron Bay motor courts

Heron Bay was built from 1996 into the early 2000s, and a lot of its drives are original pavers that have been through twenty-plus rainy seasons. Some were sealed years ago with a film that has since gone patchy or white. A film sealer that has failed has to come off before anything new goes on, and that stripping step is a day of its own.

The motor court is also where the cars turn, so the joints nearest the garage lose sand fastest and the faces carry the most tire marks. Those joints are blown out, refilled with polymeric sand and set before the sealer goes down. Done in that order, the court stops shedding sand into the gutter every July.

First seal on 2010s pavers in Watercrest and MiraLago

Watercrest went up between 2013 and 2015 and MiraLago in 2014, so many of those drives and walks have never been sealed at all. New concrete pavers push a white efflorescence haze to the surface in their early months. On pavers that are a decade old that has long finished, which makes them good candidates for a first seal.

A first seal on pavers that have never had one is the simplest version of the job: no old film to strip, just a thorough clean, fresh joint sand where it has washed low, and a penetrating sealer. If the association has rules about finish or color, check them before choosing a wet look. Sealing a young paver while its color is still strong locks that color in, instead of trying to bring it back later.

Travertine pool decks on Parkland lake lots

On lake lots in Parkland Isles and Parkland Golf & Country Club, travertine around the pool is common, and it is softer and more porous than a concrete paver. It stains from a wet planter, a leaf or a spilled drink, and its edges chip if a joint is blown out too hard. It also heats up in the afternoon sun, and a sealer that leaves a shiny film makes it hotter to look at and slicker underfoot.

Travertine gets a sealer made for natural stone and extra care at the joints. If the pool runs on a salt system, splash-out leaves salt in the stone, and a sealed deck keeps more of it near the surface where a rinse reaches it. Most people pick natural rather than wet look, so the deck stays cooler to look at and less slick when wet.

What to sort out first

    Ask your association whether it restricts driveway finish or color before you choose a wet look, which darkens pavers noticeably. Parkland Bay, Heron Bay and the other gated communities are the ones most likely to have a rule.

    Plan to keep cars off the drive for a day or two after sealing, and let the gate know if guests will need to park in the street.

    Turn off any sprinkler zone that reaches the pavers from the clean until the sealer has cured. Under the county rule your heads only run two set days a week, so book the seal away from your watering days if you can.

Does my Parkland HOA need to approve a wet-look sealer?

Some associations have rules about driveway color and finish, and a wet look darkens pavers noticeably. Check with yours before you pick it. A natural finish changes the color the least.

My Heron Bay pavers were sealed years ago and look patchy. Can you just seal over it?

Not over a film that has failed. Sealing on top of a peeling or white film traps the problem. It gets stripped first, then the pavers are cleaned, re-sanded and sealed fresh. Michael will tell you if yours needs stripping when he looks at it.

Will sealing stop the leaf stains under my trees?

It stops new ones from soaking in, so the next wet leaf rinses off instead of printing. Stains already in the paver are treated in the clean and usually lighten a lot, but very old ones may leave a faint shadow.

How soon can I use the pool deck after sealing?

Foot traffic usually comes back within a day, sooner in dry weather. Heat and humidity change the cure time, so Michael gives you the exact window when the sealer goes down.
