Paver sealingin Coconut Creek, FL.

Pure Clean Pressure Washing does paver sealing in Coconut Creek from its base in Coral Springs. Owner Michael Blockhus has run it since January 2024: he quotes every job free, does the work himself and is fully insured. Coconut Creek pavers live under trees, so the job is getting the tannin and the joint algae out before anything is sealed.

Coconut Creek specifics

Pavers under a planned canopy

A city planned around trees and landscaped roads drops a lot of leaves on its walkways and pool decks. Wet leaves print brown tannin shadows on pavers, and shaded joints grow algae. The clean has to get both out first, because sealer locks in whatever is under it.

New pavers are the other case. Homes going up at MainStreet will have fresh pavers, and new concrete pavers often throw a white efflorescence haze for their first months. Sealing over that locks the haze in, so new pavers wait until it has finished.

Walkways that wind through planted beds get their edges done by hand and the beds rinsed, so the polymeric sand and the sealer end at the paver and not in the mulch.

The method

How pavers get sealed

Day one is the clean: surface cleaner on the pavers, the old failing sealer or efflorescence treated if there is any, rust and oil handled, joints blown out, and the whole surface left to dry. Day two the joints are filled with polymeric sand, compacted, the sand is activated and set, and then the sealer is applied in even coats. The surface is off limits to cars for a day or two after.

The finish is your choice: a natural look that just deepens the color a shade, or a wet look that makes the pavers look like it just rained. Michael will show you both on your own pavers before he commits to one.

The full walkthrough, with every question, is on the paver sealing guide.

Worth knowing

What comes up with paver sealing in Coconut Creek?

Tannin on Winston Park pool patios

Winston Park's single-family homes typically came with in-ground pools and patios, and a lot of those patios sit under mature trees. Leaves that land wet and sit through a sprinkler cycle leave a brown print as the tannin soaks into the paver. Palm fronds and seed pods do the same thing in lines. Pool water splashed onto a fresh stain keeps it wet and helps it set.

Tannin gets its own treatment in the clean, before any sand or sealer goes near it. Most prints lift or fade a long way. Ones that have been baking in for years may leave a faint shadow, and Michael tells you that before the sealer goes down. Once sealed, the next leaf rinses off instead of printing.

New pavers at MainStreet: wait for the haze

New concrete pavers often push a white efflorescence haze to the surface for their first months as moisture and salts work out of them. It is not dirt and it is not a defect, but it is the wrong thing to seal in, because a sealer over efflorescence can trap it as a cloudy layer.

So on homes in the MainStreet build-out, the honest answer is often to wait. Michael can look at the pavers and tell you whether the haze has finished. When it has, a first seal on clean, new pavers is the easiest version of the job: no old film, just sand where it is needed and a penetrating sealer. Sealing too early is the most common mistake made on new pavers.

Walkways that wind through the beds

Coconut Creek's landscaping tends to run right up to the edges of the path, with mulch and ground cover on both sides. Polymeric sand swept loosely will end up in the beds, and sealer oversprayed onto mulch is a mess nobody wants. In a city planted like this one, butterfly plants and ground cover right at the edge are the rule rather than the exception.

The edges are sanded and sealed by hand, and the beds are covered or rinsed where the work meets them. Where roots have lifted a paver or two, that is pointed out before the job, because sealing locks a lifted paver in place rather than fixing it. Joints along the edges, where roots and irrigation keep them wet, usually need the most fresh sand.

Neighborhoods

Where does paver sealing matter most in Coconut Creek?

From public housing records and the Census, not from past jobs.

  • Winston Park

Late 1980s to early 2000s homes with pools and patios. The patio under the trees is the usual candidate.

  • Victoria Isles

Built 2000 to 2002. Pavers old enough to have lost joint sand through twenty-plus rainy seasons.

  • Regency Lakes

Homes from about 1995 where lake-side patios hold algae in the shaded joints.

  • The Township

Villa and townhome courtyards and walkways that are often the owner's to maintain.

  • MainStreet

New villas and townhomes on 170 acres. Fresh pavers that need to finish their efflorescence first.

What sets the price

How is paver sealing quoted in Coconut Creek?

No flat rate, no price list. For paver sealing in Coconut Creek, four things move the one all-in number: tannin treatment, hand-finished edges, square footage and joint sand needed.

Send photos to (954) 507-7249 for a free estimate, or ask Michael to look at it in person first.

  • Tannin treatment

Leaf prints under the canopy need their own product and dwell before sealing. Heavy staining adds time.

  • Hand-finished edges

Paths that run between planted beds are sanded and sealed at the edges by hand so nothing ends up in the mulch.

  • Square footage

A courtyard is a morning. A pool patio plus a walkway and a drive is two visits, quoted as one job.

  • Joint sand needed

Joints emptied by years of rain take much more polymeric sand than ones that need only topping up.

Before you book

What to sort out first

  1. 01

Clear pots, planters and furniture off the pavers the day before. Planters leave rings, and nothing should sit on fresh sealer.

  2. 02

Switch off any zone that reaches the pavers from the clean until the sealer has cured, and pick a date away from your two watering days if you can.

  3. 03

On a new home near MainStreet, send a photo of the pavers first so Michael can tell you whether the white haze has finished.

Questions

Paver sealing in Coconut Creek, answered

My pavers in Coconut Creek are brand new. When should they be sealed?

Not before the efflorescence stops. New concrete pavers often push a white haze to the surface for the first few months. Michael will look and tell you whether they are ready, even if that means waiting.

Can leaf stains come out of my pavers before sealing?

Most tannin stains lift with the right treatment in the clean. Very old ones can lighten rather than vanish, and Michael will tell you which you have before the sealer goes down.

Will polymeric sand stain the plants next to my walkway?

It is swept by hand at the edges and kept off the beds, and any that lands in mulch is cleared. The sand only hardens where it is wetted and set in the joints.

Can I seal just my villa courtyard in Coconut Creek?

Yes, if it is yours to maintain. Small courtyards are quoted by the square foot like anything else and usually fit into one short visit per stage.

Does sealing make pavers slippery around the pool?

A natural finish changes the feel very little. A wet look can be slicker when wet. Around a pool most people choose natural, and you see both on a test patch before deciding.
