Why do Tamarac exteriors get dirty?

Tamarac was built from the 1960s as an active-adult community, and a lot of it is still single-story villas and attached homes where an association handles part of the outside and the owner handles the rest. Two things are new. The closed Woodlands golf course is being graded, dug and built into 335 homes, and the June 2026 Atlantic Fire burned more than 4,700 acres of Everglades just west of Tamarac. Construction dust and brush-fire smoke both leave a grey film on screens, glass and lanai floors that rain does not always rinse off.

Built as an active-adult city from the 1960s: two-bedroom single-story homes, attached villas and coach homes in gated 55-and-over communities like Kings Point, and golf-course single-family homes in The Woodlands.

  • Villas, coach homes and shared walls

    Kings Point alone has 4,869 homes in thirteen gated neighborhoods, built between 1983 and 2001: villas, coach homes and condos. In communities like that, the association often paints and handles roofs while the owner handles the driveway, the patio, the screens and the glass. Know which parts are yours and Michael will quote exactly those.

  • The Woodlands rebuild

    Tamarac's founder laid out the Woodlands Country Club in 1968, and it closed in 2020. 13th Floor Homes bought the 270-acre course to build 335 homes, and the site work (grading, lake excavation, demolition) runs into 2026. Homes around it pick up construction dust on screens, pool cages and windows. Washing mid-grading gets undone in a week, so time it for after the heavy work next door.

  • Everglades smoke

    In June 2026 the Atlantic Fire burned more than 4,700 acres of Everglades west of Sunrise, Coral Springs and Tamarac, and smoke drifted into Broward neighborhoods. Dry-season brush fires out there are not rare. When ash and soot land, light ash rinses off, but soot smeared into screens and textured stucco needs a proper wash, not a hose.

After the heavy work next to you is finished. Grading and lake excavation throw dust for weeks, and a wash in the middle of it gets undone fast. Windows and screens can be done in between if the film is bothering you.

How often should a Tamarac home be cleaned?

Every twelve to twenty-four months for most. Lake lots and shaded walls run shorter. A dust or smoke event is its own reason to rinse the screens and glass sooner.
