Tamarac specifics

Villa patios and paver drives

Most of Tamarac's paver work is on the owner's side of a villa or coach home: a patio, a walkway or a drive. It is cleaned and left to dry, the joints are refilled with polymeric sand, and the sealer goes on. Where construction dust from The Woodlands has settled into the joints, it comes out in the clean before anything is locked in.

Small patios behind a villa are often shaded by a privacy wall or a hedge, so the joints hold algae and the pavers never fully dry. A sealed patio sheds water faster and gives the algae less to hold on to.

Coming and going matters in a gated 55-plus community. Sealer needs a day or two before cars and a shorter wait before foot traffic, so Michael works the schedule around how you get in and out of the house. Both visits are short on a villa patio.

The method

How pavers get sealed

Day one is the clean: surface cleaner on the pavers, the old failing sealer or efflorescence treated if there is any, rust and oil handled, joints blown out, and the whole surface left to dry. Day two the joints are filled with polymeric sand, compacted, the sand is activated and set, and then the sealer is applied in even coats. The surface is off limits to cars for a day or two after.

The finish is your choice: a natural look that just deepens the color a shade, or a wet look that makes the pavers look like it just rained. Michael will show you both on your own pavers before he commits to one.

The full walkthrough, with every question, is on the paver sealing guide.

Worth knowing

What comes up with paver sealing in Tamarac?

Villa patios in Kings Point

Kings Point's 4,869 villas, coach homes and condos were built between 1983 and 2001, and many ground-floor units have a patio behind them that is the owner's to maintain. Those patios are small, fenced or hedged, and shaded much of the day, so the pavers stay damp and the joints fill with algae. Pots left in the same place for years leave dark rings, which get their own treatment in the clean.

The job is the same three steps on a smaller footprint: a clean at paver pressure, a drying day, then polymeric sand and sealer. Check with your neighborhood's association about finish before choosing a wet look. Every Kings Point neighborhood is gated, so the gate list comes first.

Sealing near The Woodlands site

The old Woodlands course covers about 270 acres, and 13th Floor Homes is grading it, digging lakes and building 335 homes, with the site work running into 2026. Homes around it pick up a fine dust that settles into paver joints and onto the faces.

Sealing locks in whatever is on the paver, so the clean has to get that dust out first, and it is better not to seal while heavy earthwork is still running next door. If the grading near you is finished, the timing is fine. If it is not, a clean now and a seal later is an option. Dust that lands on a cured seal is a different matter: it sits on top and rinses off.

What to expect on the day

Paver sealing runs over two visits. The first is the clean, with the pavers left to dry. The second is sand and sealer. Most small villa patios take a short visit each time. You do not need to be home for either, as long as the patio can be reached. In a gated community, Michael needs to be on the list for both visits. Rain changes the schedule, not the method.

Foot traffic can usually come back within a day and cars within a day or two, depending on the heat and humidity. Move planters and furniture off beforehand and keep them off until Michael says the sealer has cured. If the association has parking rules for contractors, send them with the booking.

Neighborhoods

Where does paver sealing matter most in Tamarac?

From public housing records and the Census, not from past jobs.

  • Kings Point

Ground-floor villa patios from 1983 to 2001, fenced and shaded, often the owner's to maintain.

  • The Woodlands

Golf-course homes beside the old course, where site dust settles into paver joints.

  • The Mainlands

Ranch homes from 1967 to 1977 where a paver drive or patio is a later addition.

  • Lakes of Carriage Hills

520 homes. Where a patio faces the water, its joints stay damp and hold algae.

What sets the price

How is paver sealing quoted in Tamarac?

No flat rate, no price list. For paver sealing in Tamarac, four things move the one all-in number: patio size, dust in the joints, old sealer and access.

Send photos to (954) 507-7249 for a free estimate, or ask Michael to look at it in person first.

  • Patio size

Most Tamarac paver jobs are small. Even so, sand and sealer are priced by area.

  • Dust in the joints

Construction dust packed into the joints takes more clean and more blow-out before new sand goes in.

  • Old sealer

A patio sealed years ago with a film that has failed needs stripping first.

  • Access

Patios reached only through a gate or the house take more time to carry equipment to.

Before you book

What to sort out first

  1. 01

Ask your association whether it has rules on paver finish before choosing a wet look.

  2. 02

Clear furniture and planters off the patio before the clean and keep them off until the sealer has cured.

  3. 03

If you live next to The Woodlands site, ask whether heavy grading near you has finished before booking the seal.

Questions

Paver sealing in Tamarac, answered

Can you seal a small villa patio in Tamarac?

Yes. Small patios are quoted by the square foot like anything else, and can be combined with the drive in one visit.

Do I need to be home for paver sealing?

Not if the patio can be reached from outside and your gate has Michael on the list. He will tell you when it is safe to walk on and when to bring the furniture back.

Will construction dust from The Woodlands ruin a new seal?

Dust landing on a cured seal rinses off, because it sits on the surface. The problem is sealing while dust is still settling, or sealing over dust already in the joints. That is why the clean gets it out first.

Can the patio and the walkway to the front door be done together?

Yes, if both are yours to maintain. They are quoted as one job with one setup. In Kings Point, the gate needs your guest list for both visits.

How long before I can put my patio furniture back?

Usually a day, sometimes longer in humid weather. Michael will tell you on the day. Felt pads under metal chair feet help protect the fresh seal.
