The method

How the driveway gets cleaned

The surface cleaner is a spinning bar under a hood. It keeps the nozzles a fixed height off the concrete so every square foot gets the same pressure and the same dwell. A bare wand held by hand does not do that, which is why wand-only jobs come out with arcs and zebra stripes you can see from the street.

Before the machine touches the concrete the growth gets a pre-treatment and a few minutes to release. Oil gets a degreaser. Rust gets its own remover. After the wash the surface gets a post-treatment that kills what is left in the pores, which is the difference between a driveway that looks good for a month and one that looks good for a year.

The old sections get a gentler pass with more chemistry and a longer pre-treatment. Joints between old and new are finished by hand. The clean will make the whole drive even and clean, but it will not make the old section match the new one, because the surface that has worn away cannot be put back. Walks and decks by the seawall

On canal lots in Garden Isles and Harbor Village, the concrete behind the house often runs to the seawall cap: a pool deck, a walk to the dock, a patio. Salt settles on it, dries into a crust, and holds a grey film of algae and dirt that makes the surface slick when wet.

It is cleaned with the surface cleaner where it fits and the wand at low pressure along the seawall edge, with the rinse steered away from the water. Stamped or colored concrete gets a lighter touch because the color is in the top layer. If the seawall itself is cracked or spalling, that is pointed out, since it is a marine contractor's job, not a cleaner's.

Why does the algae come back so fast along my Pompano driveway?

Usually the sprinklers. Reuse water carries nutrients that feed growth wherever it lands. Keep the heads off the concrete and the drive stays clean much longer.

Can you clean the pool deck and walk down to the seawall?

Yes, with the same equipment in the same visit. The seawall edge is done by hand and the rinse is kept away from the canal. Cracks or spalling in the seawall cap are pointed out, not patched.

My drive is two different ages of concrete. Will it look even?

Clean and even in color as far as the concrete allows. A worn old section and a smooth newer one will still look like two surfaces, because a clean cannot replace worn-away concrete.
